Built in tiers into the hillside above Agia Paraskevi, Prima Vista is designed around one thing: the view. Minimal suites in sand and stone, a pool terrace that faces the Ionian, and below it a cove of clear green water with a wooded islet a few strokes from the shore. Since 2017 it has been one of the most quietly luxurious addresses on the Sivota coast.

Why stay here
Location is the headline, and guests agree: on the big booking platforms the setting scores higher than anything else. The hotel climbs the slope in terraces, so almost every level looks over the cove, and evenings belong to the sunset, which drops straight into the sea behind the islands. Inside, the look is pared back on purpose: natural tones, dark wood headboards, linen, sliding glass that opens the room to the balcony. It is not a big resort with a buzz; it is a small hotel where the loudest thing is the sea.

Sizes and guest numbers are the hotel’s own. A few guests have found the smaller categories more compact than the photos suggest, so if space matters, book a Deluxe or larger, and if the sea from the balcony is the point of the trip, confirm the view for your specific suite.

A perfect day at Prima Vista
An early swim while the cove is still like glass. Breakfast, then a sunbed by the water before noon. Long lunch by the pool, a nap, a massage. Late afternoon, the concierge’s boat to the Blue Lagoon and the islets off Sivota. Back for golden hour on the balcony with something cold, then either a takeaway dinner under the stars or a ten-minute drive to the harbour tavernas of Sivota.
Before you book
- Bring or rent a car: the hotel is secluded; Sivota and Perdika village are a drive away and taxis add up
- Late ferry? Reception is open 08:00 to 00:00, so tell the hotel in advance if you arrive after midnight
- Mobility: the many steps make it a less easy choice for guests with limited mobility

Getting there
Prima Vista is at Agia Paraskevi beach, in the Perdika area of the Municipality of Igoumenitsa; the hotel uses Sivota, the nearest resort village, as its address. In a straight line it is about 4 km from Sivota harbour, 3 km from Perdika village and 11 km from the port of Igoumenitsa, and longer by road.
